295 Ann Street - BMCS Refurbishment

295 Ann Street is a multi-storey commercial building in the Brisbane CBD. Systemax was engaged in a complete replacement of the incumbent BMS system with an Automated Logic system.

This initial project involved replacing the existing controls on the central plant and the installation of BMS LAN infrastructure to cater for future works, which have seen included upgrading the chiller plant, AHU (air handling unit) plant, tenant condenser water system, integrated floor works, metering and other services.

While the original control program was pneumatic and inefficient, Systemax’s new system allows energy reporting, after-hours air-conditioning web access and reports, and has significantly reduced the energy and water consumption of the building.

  • All too often contractors fall short of their commitments. We have engaged Systemax on various projects ranging from simple unit controls, to full 50,000m2 complex BMCS retrofits. Systemax have proven their commitment to delivery time and time again. Their levels of services have rebuilt my faith in the Building Automation industry. The WebCTRL interface is one of the best we have worked with, giving the user real control and useful feedback anywhere, anytime. We would recommend Systemax services and product, and will use them again.

  • I have been dealing with Systemax for the last 6 years and cannot recommend their services highly enough. With their state of the art BMS product, combined with extremely efficient installation and programming skills, they always deliver. It's going the extra mile that sets Systemax apart from their competitors.

  • In my 30 years experience in the building services industry and having gone through quite a few major BMCS upgrades and / or replacements in that time, I have never experienced a project of this magnitude go so smoothly – particularly in an occupied building (which we all know is a potential nightmare if not approached correctly and sensitively). It is a credit to you all, and a shining example of what can be achieved when a project is properly planned and resourced by people who have a passion to deliver a first class service.

Trevor Ford – Ford Consulting – Waterfront Place Retrofit – September 2007

  • Queensland University of Technology (QUT) has engaged Systemax on a continual basis for the last 6 years. Their works have incorporated ongoing BMS rectification works, fault finding and ongoing system tuning to maximise optimal energy management control strategies. Systemax has directly contributed to QUT achieving significant energy consumption reductions associated with the day to day operation of air conditioning systems. Their quality of staff, diligence and professional attitude applied to all tasks they are involved with is a credit to Systemax and make them a pleasure to work with.

  • Santos Place is one of a few 6 Star Greenstar commercial buildings in Australia currently performing to a 5 star NABERS Energy rating. As such, overall building performance via the BMS is critical in optimal energy management. Systemax supplied and installed the site BMS and have excelled in their diligence for ongoing plant and equipment tuning to optimise energy performance. Systemax’s approach to quick and professional support via the web based platform provides an assurance that facility management issues are easily dealt with in a timely manner.
